Elie Saab Residences: What Happens When Haute Couture Meets Gurgaon Real Estate

BPTP Downtown Sector 66 Gurgaon
Fashion houses don’t usually put their name on apartment buildings. So when Elie Saab Residences showed up in the Sector 111 conversation, a lot of buyers in Gurgaon’s luxury segment sat up and took notice. This isn’t a case of a logo slapped onto a brochure. It’s a residential project where the design language of a Lebanese couturier has been translated, quite literally, into floor plans, facades, and finishes.
Whether that translation is worth the premium is a fair question, and one this post tries to answer honestly.
What Exactly Are the Elie Saab Residences
Elie Saab Residences sit within the Billionaire’s Block of Smart City Delhi Airport (SCDA), a 250-acre township on the Dwarka Expressway in Sector 111. The block itself is carved out specifically for branded residences, which tells you something about the intent here: this isn’t meant to blend in with the rest of the corridor.
The apartments themselves lean large. Homes run up to roughly 4,205 sq. ft., with penthouse configurations stretching to around 7,500 sq. ft. Ceiling heights of 12 feet show up repeatedly across the project’s specifications, along with wrap-around decks and, in some configurations, private pools. Twin master bedrooms are part of the layout philosophy too, which is unusual even by luxury standards and speaks to a multi-generational or entertaining-focused way of living rather than a compact nuclear-family footprint.
Where Fashion Actually Shows Up in the Architecture
SCDA Architects handled the design, and the building’s most talked-about feature is a perforated, backlit crest running along its edge — the kind of detail that makes a tower recognizable on the skyline at night rather than just another glass box. Metal cladding frames were reportedly prototyped in Italy before being installed, which is a level of fussiness you don’t usually see in Gurgaon’s residential market.
Interiors lean on Italian marble and German-engineered kitchen fittings, and there’s an Elie Saab Maison furniture line woven into the common areas and, in some units, the living spaces themselves. It’s less about a signature and more about a consistent aesthetic hand across every surface a resident touches.
The Location Argument
Sector 111 sits right at the edge of the Delhi border, which is the whole pitch behind SCDA as a township. You get a Gurgaon address with a commute profile that’s closer to South Delhi than a lot of established Gurgaon sectors actually are. IGI Airport, the Yashobhoomi Convention Centre, and the Diplomatic Enclave are all within easy reach, and that combination — proximity to the airport plus proximity to Delhi’s diplomatic and convention infrastructure — is precisely the audience SCDA is chasing: frequent travelers, corporate leadership, and international buyers who want a foothold in the NCR without living deep inside Gurgaon’s older sectors.
The Billionaire’s Block itself is positioned as a low-density zone within the larger township, ringed by parks and green buffers rather than packed tower-on-tower the way a lot of the Dwarka Expressway skyline has developed.
Who This Project Is Actually For
Branded residences occupy a strange middle ground in real estate. They’re not purely about square footage or amenities checklists — buyers are paying, in part, for the assurance that a recognized name has signed off on every material and finish decision. For end-users who want a home that photographs and lives differently from the standard high-rise luxury apartment, that assurance carries real weight. For investors, the branded tag has historically supported stronger resale positioning in global markets, though how that plays out in a still-maturing India branded-residences segment is something buyers should evaluate with their own due diligence rather than assume.
If you’re the kind of buyer who cares about private lift lobbies, twin-master layouts, and a facade that doesn’t look like everything else on the expressway, this is worth putting on your shortlist. If you’re optimizing purely for price per square foot, this probably isn’t your project.
Getting Into the Details
Specs like unit-wise pricing, exact tower counts, and current construction status shift often enough in Gurgaon’s fast-moving new-launch market that any number quoted today can be stale within a quarter. Rather than repeat figures that may already be outdated, it’s worth going directly to the source. The Elie Saab Residences  page has the current floor plans, pricing, and brochure download, and it’s the most reliable place to check before you make any decisions based on numbers.
Branded residences aren’t for everyone, and that’s sort of the point — exclusivity is baked into the pitch. But if a couture-inspired address on the Dwarka Expressway sounds like your kind of home, it’s worth a closer look and, ideally, a site visit to see whether the finishes live up to the story.
